WHAT SHOULD YOUR MOLD INSPECTION INCLUDE?

Not all mold inspections are created equal!

Anybody can claim to be able to do a mold inspection, but that doesn’t mean they’ll do a good job. Some mold remediation companies do a quick inspection that doesn’t really tell them much. They don’t use a lab to test for the species of mold and don’t bother testing the air quality. There are even some unsavory types that take advantage of people by exaggerating the problem and suggesting comprehensive mold removal services that aren’t really needed. So how can you be sure that it that will catch what it needs to? A quality mold remediation company should always start with a comprehensive inspection that will take a little bit of time to complete because of several types of tests they will run.

What does a typical high-quality mold inspection include?

Having certified mold technicians perform the work on your house already gives you a leg up against the microbe. Typically, a mold inspection will consist of a visual inspection, sampling visible mold, air quality tests and a mold lab test.

A visual mold inspection comes first

Quick, what’s the fastest way to check for mold? Just look! Of course, that won’t catch microscopic bits in the air, but it’s the best place to start. But an experienced mold tester sees things differently than other people. They know the telltale signs of mold like spots and stains on the walls and carpets and know what odors are usually associated with mold.

Checking for obvious mold and moisture damage

Molds are types of fungi found throughout the natural environment. Molds reproduce by generating tiny, microscopic spores, just like how plants reproduce by producing  seeds.

Molds need three things to grow:

A wet or damp environment.

A food source such as leaves, wood, paper products, wall board, insulation materials, ceiling tiles, and other organic based materials.

Exposure to molds does not always cause health problems. However, some people are sensitive to molds and are at risk for potential negative health effects. Public safety is the most important reason to prevent mold growth and to address any existing indoor mold.

 

Should I test for mold?

Molds are organisms that are found indoors and outdoors. They are part of the natural environment and play an important role in our ecological system by breaking down and digesting organic material. Molds are neither plants nor animals, but “fungi”. Fungi belong to a classification of their own.

Yeast, mold, mildew and mushrooms are common forms of fungi. Mold is essentially a description of fungi that grows on surfaces, such as the black substance on a moldy shower wall. Mold and mildew often refer to the same type of fungi. All mold is fungi, but not all fungi is mold. Molds grow in many colors, including white. “Black mold” is not a species or specific kind of mold, and neither is “toxic mold.”

Sometimes, the news media use the terms “toxic mold” and “black mold” to refer to molds that are a health hazard.Well water is often affected by chemicals or fertilizer bi-products leaching into the ground or streams that feed the aquifers that supply the well. Sometimes the source of the contamination is a chemical or mineral deposit deep in the ground that the aquifer runs through. It is also possible for well casings or heads to become damaged and allow chemicals or animal bi-products to pollute a well from the surface.

Where is Mold?

Mold spores are everywhere; they are found both indoors and outdoors. Mold spores cannot be eliminated from indoor environments because some of them will be floating through the air and could be on settled dust.

Should I be concerned?

Mold is not usually a problem indoors unless the spores land on a wet or damp surface and begin growing. As molds grow, they digest whatever they are growing on. Unchecked, mold growth can damage buildings and furnishings; molds can damage wood, damage drywall, and in extreme cases cause structural damage to buildings. The potential human health effects of mold are also a concern. It is important, therefore, to prevent mold from growing indoors.

Fungi in the indoor environment raises three major concerns:

  1. The potential health effects of exposure to fungi and their byproducts;
  2. The effects of fungal contamination on the structural integrity of a building; and,
  3. The negative aesthetic effects fungi can produce both visually and on the human nose (smell)

 

Common Causes of Attic Mold

Bathroom mold, kitchen mold, basement mold, these areas tend to get all the hype, but there is another area that property owners need to be aware of, too, the attic. Mold found in attic areas can be challenging at times when trying to pinpoint the exact cause and source of mold growth. However, there are some common conditions that we routinely find during our mold investigations that are leading contributors to mold growth in attics.

Roof Leaks

Yes, you guessed it, at the top of our list is roof leaks. Several issues can occur around the flashing or the area where the roof plane meets a vertical surface like a vent or a chimney. Missing, deteriorated, or improperly install flashing among other penetration points and inadequate roof repairs are the most common causes of roof leaks. Water seepage also occurs when the roof is beyond the end of its life span. An annual inspection of your roof by a roofing specialist and routine maintenance can prevent leaks in a roof system, effectively reducing the likelihood of mold growth in your attic.

Inadequate Roof Ventilation

Without adequate ventilation, moisture-laden air can remain in attic areas. Often, this will cause elevated moisture conditions around the roof framing and roof sheathing. During cold winter months, for example, condensation can occur on the cold roof sheathing creating this damp environment. You may think otherwise, but it is important to keep your attic cool during colder months.

Another common cause of inadequate ventilation is when your soffit vents are blocked by debris. This could be debris from trees, roofing materials, birds’ nest, or insulation – when it is blown into the attic. If proper care is not taken during this time, the insulation can end up blocking the soffit vents. Soffit vents are critical in a passive ventilation system to circulate air from the lower portion of the attic (intake vents) to the upper roof vents (exhaust vents).

Bath or Kitchen Exhaust Fans Vented into the Attic

Exhaust fans should be vented directly to the exterior of the home, and surprisingly we often find this is not the case. When an exhaust fan is missing its exhaust duct, or if the duct has become separated, the exhaust is then vented directly into the attic space, similar to the situation above meaning the warm damp air is trapped creating the ideal atmosphere for microbial growth. In this case, it’s important to correct the issue an re-route the vents to the outside.

Rebuilding Diesel Tractor/Ag Engines

When it comes to agricultural equipment, specifically tractors, many of them are used for decades upon decades due to durable, well-made engines and machinery that lasts. For this reason, agricultural equipment comes with a price tag – a big price tag.

New tractors, ranging in size from compact to 4- and 6-cylinder engines, can cost $30,000 all the way up to several hundred thousand dollars. According to the Association of Equipment Manufacturers, 184,000 tractors were sold in 2013, up 10% from the prior year. The biggest jump in sales in 2013, however, was in tractors with less than 40 hp.

Despite the fact that new tractor sales were up in 2013, industry experts report that the business of rebuilding and remanufacturing older tractor engines and ag equipment was still very prevalent. In fact, most ag equipment doesn’t need rebuilding or remanufacturing for 10 to 15 years, so the increased number of new tractors being sold today means good news down the line for engine rebuilders and parts suppliers.

Due to the prohibitive expense of buying a new tractor or piece of ag equipment, many people, when their machines see engine issues, will opt for rebuilding the engine to get longer life out of their equipment.

“People are not only scared of the price, they are scared of the equipment because they don’t know it,” Kelly says. “We think people are going to be rebuilding their engines and giving them a longer life than they would have done in the past. I think it’s going to be a positive impact on the engine rebuilding world.”

 

DIY Engine Rebuilding?

As I was working on my Exlpoder this weekend, I was thinking about how much I like the old truck, and the fact that with over 200k miles, the possibility of an engine rebuild may be in the future somewhere. I’ve considered rebuilding it myself, but I’ve never done one

What machine work has to be done?

I’m basically trying to evaluate cost / value of leaning to do a rebuild myself, gaining a valuable skill and a better engine, verses buying a junkyard, verses a reman, verses a crate.

Other than an engine hoist and ideally an engine stand, the only tools you would need are standard engine repair tools. Ie, sockets, wrenches, ratchet, a good breaker bar, etc. Hopefully you already have everything you would really need if you’re contemplating this level of repair. Air or battery impact helps too. The machine work you would want to farm out. A good machine shop would evaluate things and tell you what machine work needs done. At the least I would want to do a valve job with all new valve stem seals. The level of bottom end work needed really depends on the engine. At 238k miles my GS430’s bottom end was tight as a drum so I left it untouched when I did the heads. I imagine a Ford 302 pulling a truck around might be a little more worn at that point, but that’s not necessarily true.

Ring compressor, Ring spreading pliers, feeler guage, 3/8′ and 1/2″ torque wrench and a valve spring compressor would be a good start. I read this guy’s info several years ago when I was rebuilding a 351W and he mentioned a book on rebuilding SBF engines (How to Rebuild Small-Block Ford Engines). I subsequently bought the same book and recommend it. It’s a little dated and doesn’t cover the roller lifter change Ford made in mid-1985 nor the roller lifter-ized 351W but it’s still a useful reference to have.

Not much in the way of special tools needed here, and those that are can usually be rented. As for machine work, I’d suggest getting it hot tanked and an overbore. Heads hot tanked and inspected. MAybe have them milled if need be and a valve job.

 

Mileage and buying a used car with rebuilt engine

If I’m looking to buy a used car and an ad says 210,000 mileage engine rebuilt at 170,000. What does that actually mean ? Should I consider the rebuilt engine as only having 40,000 miles on it ? That sounds a bit too good to be true.

It is. The engine may have a lot of life in it, IF it was done right. However, the transmission has 210,000 miles on it, the axles have 210,000 miles on them, the suspension has 210,000 miles on it, the steering components have 210,000 miles on them

That means that at 170,000 someone rebuilt the engine. However, because everything else on the car still has 210,000 miles it actually doesn’t add as much value to a used car as you might think. Also, a rebuild can mean a lot of different things, so it’s generally not the same as having an engine with only 40k on it and without documentation of what was done you don’t really know at all. Also keep in mind that most cars these days don’t “die” from a worn out engine– the other stuff wears out and you get sick of spending money on such an old car.

Consider the vehicle has 210k miles. The engine mechanically is the least of a vehicles problems at this old age or higher mileage. It has 210k old emmissions controls, sensors, wiring and electrical parts and big one transmission. These are far more likely to fail than an engine mechanically.

And some people’s definition of an “engine rebuild” leaves a lot to be desired. Some consider (seriously) replacing a head gasket or performing a valve job as an engine rebuild. In cases where the engine is actually removed and disassembled there are a dozen ways of rebuilding it but there is only one correct method.

 

Used Engine Installation Tips and Procedures

Some of these tips are common knowledge to most experience mechanics.  But there are plenty of do it yourselfers out there that could use this information.  This will also help you understand what your mechanic should be doing when installing your salvage engine.  When your spending good money for a used engine and the labor to install it.

Pre-Installation Inspection Tips

Inspect the entire engine thoroughly – If there is an issue, you want to find out before you have it installed in the vehicle.

Match the long-block with your old one.  Make sure they are exactly the same.

After you have the old engine out, set it next to the used engine and identify which components need to switched over.

If you find damaged components in your inspection (timing cover, oil pan, etc.), simply swap the components with your old engine.  Generally, bolt-on accessories can be swapped with no issue.

Don’t install a replacement salvage engine with damaged parts.  This may cause the used engine to fail prematurely.

Inspect timing components on engine, if miles are over factory specification for a timing belt or chain, replace timing components.  Best practice is to always replace the timing belt. It’s generally inexpensive to do when the engine is already out of the vehicle.

Inspect all gaskets for bolt on accessories and replace any gaskets that look brittle or are leaking.

Change over any bolt on accessories needed off your old engine

Installation Tips and Guidelines

Flush cooling system prior to installing engine to remove any debris left over from previous engine.

Clean or replace oil strainer and pick up tube screen.

Replace oil pan gasket & rear main seal.

Drain & replace engine oils to manufacturers suggested levels.

Replace oil filter.

Timing belts/chains, water pump, thermostat, spark plugs, fluids, and seals are routine maintenance items and should be replaced at the time of installation and at the vehicle manufacturer’s recommended service intervals.

Replace any water hoses or vacuum lines that need replacing.

Prior to starting engine prime oil system to check to be sure you have oil pressure.

Proper operation of the cooling and electrical system must be checked during the installation of products that can be affected by those systems.

Replace valve cover gasket as needed.

Install new belts and hoses.

These simple procedures will make sure the you get the most out of your used engine.

 

When engine is shot, do you go with remanufactured or rebuilt?

I recently inherited the car I spent my childhood washing. It’s a ’94 Ford Explorer with the tow package. I know you’re going to say that Explorers have problems, but I really love this car … even though it has no air bags. It won’t be my commuter car; it will get used when I climb

The head gasket is blown, even though the engine has only 65,000 miles on it. I was leaning toward having a Jasper remanufactured engine put in. My line of thought was that due to the engine’s age and the overheating that caused the blown gasket, other things might be ready to go, and a new engine would cut down on future repairs

If you’re planning to keep the car for a long time, then I think a remanufactured engine always is the best option, if you can get one. There are factories that do nothing but remanufacture engines, and they have the machinery and expertise to do it very well. That means the tolerances (the spaces between the things that really matter) are likely to be more accurate, which produces better results and fewer problems later on.

If you have a car that’s so old, or so rare, that a remanufactured engine is not an option, then you need to decide between having a local shop rebuild it for you and buying a new one (if you can even get it). But your Explorer was common enough that Jasper and other companies can make a good business out of remanufacturing those engines and selling them.

So that’s exactly what I’d get. In fact, we’ve bought dozens of remanufactured engines from Jasper over the years, and I remember only one of them that caused us any trouble. And we called them up and they said, “Oops, sorry, we’ll send you another engine.” Plus I think they come with a three-year, 100,000-mile warranty that includes labor.

The first thing to do if you have a stain on your upholstery is to look for the fabric’s cleaning code. If the piece is store-bought, the code should be on the tag. If it’s been reupholstered, check with the fabric manufacturer

Once you’ve determined how to clean your fabric, it’s always a good idea to pre-test the cleaner on a small, inconspicuous spot on the fabric. This way you can make sure the cleaner works and doesn’t leave a spot or cause the colors to bleed. If you’re in doubt about how to proceed, it’s usually best to call a professional upholstery cleaner.

“W”—Code W stands for ‘Water based cleaner’ and these are the easiest fabrics to clean. This is not the same as being machine washable, however. This code means that you can spot clean your fabric with a water-based shampoo or foam upholstery cleaner. You can use a brush to agitate the cleaner or even an upholstery attachment on a carpet cleaner. Be careful to avoid over-wetting the stain.

“S”—Fabrics that are Code S must be cleaned with solvents (dry clean only). You can spot treat stains with a water-free solvent or dry-cleaning product. Use solvent cleaners in a well-ventilated room and keep away from open flames. Avoid using cleaning products containing carbon tetrachloride, as it is highly toxic.

Get boxes from your mover. Many will offer a quantity of boxes at no cost, if you are already contracted to work with them. Has a friend recently moved or able to find free moving boxes on Craigslist? Stock up- you will need more supplies than you think!

I first start by designating an area of my home where I can begin placing all of the items I need to sell. This allows me to keep track and sort like items such as home decor, clothing, and household items. I can easily take items from that area, photograph them for online groups/sites and place them back. As these items sell, I can put sold tags or sticky notes on them and wait for their new owners to come pick them up. Being that our home is small, I keep all of our “sell” items currently in our front entry. One way we can prevent electrical fires caused by an electrical arc is with Arc Fault Circuit Interrupters (AFCI). An AFCI is a circuit breaker that detects potentially dangerous electrical arcs. It disconnects the power as soon as it detects one.

Before AFCI’s were introduced the bedroom was where most electrical fires started. But in 2002 it became code to protect all circuits that feed outlets in bedrooms with AFCIs. Now, the kitchen and bathroom are where most electrical fires start.

It’s code to have AFCI’s in the bedroom. But in some states, like Texas, it’s code to have AFCI’s protecting all of the circuits in a home. I’d like to see this in our electrical codes. Why not protect the entire house if we can? It’s a no brainer.

Counterfeit electrical products can also cause electrical fires. But it’s hard to prove it because most fires destroy the evidence – along with everything else. Plus, some counterfeit products are so good the average homeowner would never suspect they aren’t legitimate/CSA approved. The only way to know that it’s counterfeit would be by sending it to a lab to test it out. And how many homeowners do that?

The high-pitched buzzing start out sounding faint, but gradually gets closer until it’s right in your ear. You swat it away and turn on your lamp, but it’s too late. You’ve been bitten by a smooth mosquito

If you’re interested in trying this strategy, do the following:

Grab a flashlight and turn off all the lights if they’re not already off.

Turn on a single, small light source—a lamp, phone, tablet. Keep your flashlight off for now.

Roam the room slowly and listen for the buzzing. After a few minutes, the mosquito will likely make its way toward the light source and land on the wall nearby.

Turn on your flashlight and hold it flat against the wall, then move the beam along the wall.

Eventually, the light will hit the mosquito and create a large shadow so you can find it and smash it.

The technology trap

The other method I came across, which we’ll call the “technology trap method,” involves a tablet or phone

You don’t even have to get out of bed to do it. Here’s how it works:

You stay in bed on your back and place your tablet or phone on your chest with the screen on and set to be very bright (tablets work best here).

If you have light-colored or white sheets, bend your knees and poke them up so the sheet is visible when look straight ahead. This will make the mosquito more visible. Think of your tablet as the stage and your propped up sheets as the backdrop.

Now take big deep breaths and exhale in the direction of the tablet on your chest. The carbon dioxide from your breath, in addition to the light, will draw the mosquito in.

Play the waiting game. The mosquito will make its way to you, and might even land right on the tablet. Smash away

You might not think an insect like a mosquito could be so complex, so I thought I would share some lesser-known facts about them.

I am a mosquito researcher who lives and works in Florida, and when I tell people what I do for a living, I get all sorts of questions. Not surprisingly, most of the questions I get from the general public have to do with blood feeding and mosquitoes’ disease-transmitting abilities. And like many researchers in my field, I’ve spent a lot of time studying mosquitoes to find better ways to control or eradicate them.

But did you know that many mosquito species can’t actually spread pathogens or parasites? And while no one likes getting bitten by mosquitoes, you might be surprised (and even a little fascinated) at the complex adaptions mosquitoes have developed to locate their favorite food sources.

Blood meals are only for the ladies

The females of most species of mosquito are blood feeders (a practice entomologists call hematophagy), because they use proteins in blood to make yolk for their eggs. They also consume plant nectar to fuel their activities to locate blood sources and lay eggs. Male mosquitoes, on the other hand, feed only on plant nectar.

And in a few species females can produce eggs without a blood meal, using nutrients carried over from their juvenile stage to make yolk and produce eggs. This is termed autogeny.

 

How to Get Rid of Mosquitoes

Constantly swatting away mosquitoes can be frustrating. Fortunately, whether you’re camping or relaxing in your yard, there are some tricks you can use to keep pesky mosquitoes away.

Slap them with a swatter. A mosquito swatter, usually made of a thicker metal or plastic than a regular fly swatter, is mounted on the end of a springy wire. This dramatically increases your chances of hitting a stationary mosquito by increasing the momentum of the swat.

Wear chemical mosquito repellent. Keeping mosquitoes away from your body is the best way to avoid getting bitten. Use insect repellent on uncovered skin surfaces and on your clothing when you’re outdoors, especially during the day. When using sunscreen, apply it before insect repellent

Repellents containing 30% to 50% DEET (N,N-diethyl-m-toluamide) are the most popular type of repellents, and are recommended for adults and children over 2 months of age and are effective for several hours. Repellents with lower amounts of DEET offer shorter-term protection and must be applied more often.

Repellents containing up to 15% picaridin, which must be applied often, are available in the US. Picaridin is odorless, has a pleasant feel, and doesn’t plasticize like DEET. Studies have shown it to be as fully repellent to mosquitoes as DEET and can also be applied on infants as young as 2 months.

Protect infants less than 2 months of age by using a carrier draped with mosquito netting with an elastic edge for a tight fit rather using a repellent.

Use an oil-based repellent. The safety of using chemical deterrents manufactured by combining synthetic chemicals in the laboratory has been questioned, and there are many natural solutions you can use instead. Citronella oil, cinnamon oil and castor oil are reputed to keep mosquitoes away. Most natural repellents require more frequent application or use than the chemical versions.

Colwell was appalled. The man was obviously in severe pain, yet he was being denied relief because of his drug dependency status. “It was astounding. Here was someone with a bone sticking out of his arm, whose pain should have been treated,” he says. “Yet medics were not able to step out of that and treat the patient based on his current situation rather than his history.”

Relieving pain becomes a priority

For a condition as uncomfortable and as universal as pain, it took until the mid-’90s for pain management to become a priority in hospitals. “At the time, we were really coming to full recognition of how poorly we were doing in managing patients’ pain,” says Bob Twillman, Ph.D., director of policy and advocacy for the American Academy of Pain Management in Sonora, Calif.

Research papers showed that patients with poorly treated pain were more likely to end up with chronic pain conditions, post-traumatic stress, depression, and other physical and psychological problems, while other research showed that proper pain management could help with wound healing and get people home from the hospital sooner, Twillman says. At the same time, new pharmaceuticals came on the market, providing alternative pain-relief options. “Prior to the mid-’90s, we had oxycodone (Percocet) and hydrocodone (Vicodin, Lortab) and only one long-acting opioid—morphine,” Twillman says. “But then fentanyl patches and Oxycontin became available. We had a lot more options for treating people not just with acute pain, but with longstanding pain related to cancer or other pain conditions.”

Responders reluctant to give drugs

Even as hospitals worked to better manage pain, awareness of the importance of pain management in the prehospital setting lagged. EMS has no pain-management standards as part of accreditation. (The Commission on Accreditation of Ambulance Services, or CAAS, doesn’t include a pain-management standard as part of its clinical assessment.) Nor is pain management a major part of EMS education, Taigman says. Sure, pain medications are touched on. But there are no long discussions about the role of the prehospital care provider in treating pain. “There’s a long module on reading EKGs, a super long module on trauma assessment and management, but there’s no module on pain management,” he says.

(B). Foreign Branch

In the case of a foreign branch, the accounting procedure is the same as in the case of a Home Branch.

On receipt of the trial balance from the foreign branch, the head office will scrutinize it and pass necessary entries for goods in transit, for cash in transit and other adjustments as may be necessary.
